1. Services

1.1 Period of Engagement

The engagement will commence on receipt of a formal Engagement Letter signed by the client and will end on completion of the assignment / sale of the property as identified in our Standard Terms and Conditions of Business.

1.2 Scope of Our Engagement

Brandan Blake International acts as advisor and transaction facilitator for the disposal or acquisition of property and will provide the following services:

• Advising the client on the best way to sell / market the property
• Reviewing documentation provided by the seller to verify ownership and statistics of the property
• Marketing the property through appropriate private and off-market channels
• Arranging viewings with vetted and qualified parties
• Negotiating offers on behalf of the client
• Liaising with solicitors and other professionals involved in the sale process
• Providing the client with regular updates throughout the assignment

1.3 We do not provide regulated financial advice, legal advice, tax advice or investment advice as defined by the Financial Services and Markets Act 2000.

1.4 We do not hold client money.

1.5 All information is obtained from sources believed to be reliable but must be independently verified by the client and their professional advisors.

2. Fees

2.1 Payment Terms [Remuneration]

Initial Engagement Fee: £2,500 + VAT payable upon formal engagement. This fee is non-refundable. No work shall commence until the signed Engagement Letter and fee are received.

2.2 Standard Success Fee: 2% - 1% [Sliding Scale]

Calculated on final transaction value as per the Engagement Letter.

2.3 Expenses: Third-party costs to be approved in advance.

2.4 Payment on Completion:

In the event of successful completion our remuneration shall be payable upon completion out of the completion monies, and you agree to instruct your solicitor to give Brandan Blake International LLP their written undertaking to do so.
